ABOUT PHÚ VINH INDUSTRIAL PARK Phú Vinh Industrial Park (PVIP) is the only modern, fully-equipped industrial park in Hà Tĩnh province, located in the Vũng Áng Economic Zone — one of the most strategically important industrial corridors in Central Vietnam. The park spans 207 HA (Phase 1, completed) with a planned total of 1,500 HA, and is adjacent to a 25 HA commercial township under development. PVIP is strategically positioned near major anchor tenants including the Formosa Steel Plant (3 km), VinFast Electric Vehicle Factory (5 km), Vũng Áng International Port (15 km), and the North–South Expressway interchange (15 km). With connections to Laos via the Vientiane–Vũng Áng railway corridor and three national highways, PVIP is designed to attract heavy industry, manufacturing, and export-oriented businesses seeking a long-term operational base in Vietnam. ROLE OVERVIEW We are looking for a commercially sharp and operationally strong Sales Team Leader to lead our industrial land sales team on the ground in Hà Tĩnh. This is a senior leadership role responsible for building the team's structure and driving end-to-end sales of industrial land plots and factory lease solutions — with deal values ranging from hundreds of thousands to millions of USD. You will report directly to the management team and work closely with investors and senior stakeholders. This is a long-term role with significant growth potential as PVIP scales into Phase 2 and beyond. - Lead and manage the sales team (~35 people on-site in Hà Tĩnh), setting clear goals, structure, and accountability. - Build the team's operating framework: SOPs, KPIs, reporting structure, and sales pipeline processes from the ground up. - Drive direct sales of industrial land and leasehold solutions, targeting heavy industry clients — including Vietnamese, Chinese, and Taiwanese manufacturers. - Identify and engage with prospective investors and business owners through proactive outreach; manage your own lead pipeline independently. - Guide clients through the full investment journey: site selection, Enterprise Registration Certificate (ERC), Investment Registration Certificate (IRC), and regulatory approvals. - Negotiate and close complex, high-value deals directly with business owners and C-level executives. - Work closely with the management and investor team to align sales strategy with overall park development milestones. - Provide regular performance reports and market intelligence to senior leadership.

Required Skills and Experience

- 5–8 years of experience in Vietnam's industrial real estate or industrial park sector (direct experience selling industrial land or factory space is strongly preferred). - Solid understanding of how industrial parks operate in Vietnam — including ERC/IRC processes, investment policy, and zoning regulations for heavy industry. - Proven track record of developing and closing commercial deals with local and international clients, including direct negotiations with business owners and senior executives. - Prior experience managing a sales team, ideally with a track record of building team structure, SOPs, and KPIs from early-stage operations. - Strong commercial instinct with the ability to handle multi-million dollar deal negotiations confidently. - A natural leader — someone who can build trust, motivate a team, and create a winning sales culture in the field. - Self-directed and highly organized; capable of managing your own lead generation and pipeline without extensive hand-holding. - Client-facing excellence: professional, persuasive, and credible when speaking with investors and senior decision-makers. - Age: 30–45 years old. - Language: Fluent in English or Chinese (Mandarin). - Willingness to be fully based in Hà Tĩnh (accommodation and meals provided).
